Many of the tiles had started to rust and break down because the surface had never been sealed. The contractor replaced all of the bad tiles, re-grouted the whole floor and then sealed it.
Now the water just beads up.Some of you (and you know who you are) have asked why we don't just call it a covered patio. So I looked up Lanai. lanai (a veranda or roofed patio often furnished and used as a living room) There you go.
